Building Division and Code Compliance
The Newark Inspections Division, formally operating as the Building Division under the Department of Engineering, is located in Room B4 of City Hall. This office acts as the primary enforcement agency for the New Jersey Uniform Construction Code (UCC) within the city. Its mission is to ensure that all construction, renovation, and demolition projects meet rigorous safety standards to protect the welfare of the public. Contractors, homeowners, and developers visit this office to initiate and finalize their construction projects.
Permits and Services
Any significant alteration to a property generally requires a permit from this division before work begins. The office handles the intake, review, and issuance of permits for various trades.
- Construction Permits: Building, electrical, plumbing, fire protection, and elevator subcodes.
- Inspections: Scheduling mandatory inspections at key stages of construction (e.g., framing, rough electric, final).
- Certificates: Issuing the Certificate of Occupancy (CO) or Certificate of Approval (CA) upon successful project completion, which is legally required to occupy a new or renovated space.
Zoning and Planning Integration
The Inspections Division works closely with the Zoning Board and the Planning Board. Before a building permit is issued, projects often require prior zoning approval to ensure the use of the land is permitted.
